Indoor air quality can also be affected by moisture, ventilation, combustion appliances, pets, stored chemicals, and past water damage. A recently renovated property can still have costly hidden defects.

When reviewing findings, focus first on active water intrusion, electrical safety concerns, major structural issues, failing mechanical systems, and conditions that may affect health or occupancy. Then consider the age and expected remaining life of major components. Cosmetic updates and routine maintenance can be planned over time, while a damaged sewer line or unsafe electrical condition may affect negotiations and your immediate budget.
